What a GREAT Story 7682 has. Every property has a story, so here we'll fill you in on how 7682 became a fabulous vacation spot for you. 7682 popped up on our radar in 2009 in the fall. You have to put yourself into the mindset of what was going on in the American economy at that time. The stock market was crashing, real estate prices were collapsing, people were frantic to get OUT of any investment they owned, banks had stopped lending money, and if you owned a property in Florida, you were probably DEFAULTING on the mortgage. It was a scary time for most people financially. We have a saying: SELL when others are GREEDY, and BUY when others are SCARED. People were definitely SCARED, so NOW was the time to buy! Since by this time we now owned 5 condos, we were ready to move on to the Townhouses at Windsor Hills and start picking those up. We toured 7682, which at the time was a SHORT SALE. The unit inside was pretty rough, it looked like the guy who owned it had basically stripped it, and it had some cosmetic damage to the walls. It was bad enough that it had scared away most investors and potential buyers. We knew we would need to put about $30,000 into repairs and brand new furniture right off the bat. The short sale process takes forever, sometimes months, so we struck a deal well below market price with the owner. We waited for the Owner to take the offer to his lender, who happened to be Chase Bank. We were shocked when they ACCEPTED our offer of $148,000 - a new (at that time) RECORD LOW PRICE for a Townhouse sale at Windsor Hills. Most Townhouses were still trickling out at 175,000 or higher. Then it went into January 2010 and we were still waiting. Meanwhile, the bank then foreclosed on the property and we began negotiating directly with the bank to try to save the deal. By this time, it was the spring of 2010, and we had just made the move to Florida. I moved here to Florida in February to be close to our growing Vacation Rental business while Patti stayed back in Chicago with Daniel as this was his senior year of school and he was scheduled to graduate in June. We also wanted to get our house on the market in Chicago, and as you know, homes always show better with furniture in them. Finally, on March 9th, 2010, we closed on 7682 in a sale direct from the bank. We went to work literally the next day. It took months to get the property up to sparkling clean and perfect. We replaced many things, this has to be the NEWEST place at Windsor Hills! Pool equipment, AC, kitchen appliances, you name it, we replaced it to bring it up to our standards. Finally we brought in all BRAND NEW furniture, equipment, and artwork to cap it off. We celebrated the day we opened it to you and now we had a foothold in the Townhouse market at Windsor Hills. You will LOVE 7682!
