How do I reserve Asbury Cottage?

We require $100 down to reserve your dates and the remaining balance is due at least 3 weeks prior to your arrival date. We accept payment by VISA, MasterCard, Discover, and in some instances by personal check.

Once you make your reservation online, your $100 payment will be processed and you will receive an emailed receipt. Contact us any time you’d like to make a payment and we will process your card for the amount you wish to pay. If you aren’t making payments, we will contact you about a month before your arrival date and process the final reservation amount at that time.

Can I make payments?

Yes! You will pay the $100 (non-refundable) at time of booking and the remaining balance is due at least 3 weeks prior to your arrival date. You can make as many payments as you’d like on the remaining balance at any time prior to the 3 weeks before your arrival date. The total of your reservation must be paid in full 3 weeks before your arrival date or your reservation will be cancelled.

Do you require a Damage Deposit?

No. We have been blessed with great guests and we have not found a need to charge a Damage Deposit. As long as guests continue to leave our properties in great condition, we have no plans for charging a Damage Deposit.

However, by making your reservation with us, you agree that the credit card on file may be charged for the cost of any repairs and/or materials of property/furniture/linen damages, broken items, missing items (including linens), excessively stained linens (sheets/towels,etc.), excessive cleaning (including indoor smoking), and/or failure to follow house rules and/or departure instructions.

You must notify us within the first 4 hours of your stay of any damages found upon your arrival.

What is your refund/cancellation policy?

We require $100 (non-refundable) to reserve your dates.  The remaining balance is due at least 3 weeks prior to your arrival date.  Cancellations after 3 weeks of scheduled arrival date are non-refundable.  Cancellations prior to 3 weeks of scheduled arrival date are refundable in full (less $100 booking deposit).

What time is check-in and check-out?  Do you allow early check-ins or late check-outs?

Check-in is 4:00PM

Check-out is 10:00AM

Asbury Cottage has a convenient keyless entry; therefore, there are no hassles with picking up or returning keys.

Early check-in and late check-outs are not guaranteed. Guests may request up to a 2 hour early check-in or check-out in advance of their stay. If possible, we will accommodate the advance request at no additional charge. Check-ins and/or check-outs that are more than 3 hours early/late may occasionally be possible and will be charged $50 per hour.

Are linens and towels provided?

Yes, linens (sheets/pillowcases/bedding) for all bedrooms are provided.  Four sets of towels/washcloths for each bathroom are provided.  If you are staying for several days, you may want to bring additional linens and towels, or bring laundry soap. There is a washer & dryer in the cottage and we encourage you to be mindful of the environment by hanging towels to dry and re-using them during your stay.

What should I bring?

Asbury Cottage has a newly updated full-size kitchen that is stocked with basic cookware, utensils and dishes.  If you plan to do a lot of cooking, you may wish to bring some additional cookware to accommodate larger meals, or any specialty cookware that you desire.

Asbury Cottage has a microwave, toaster, mixer, coffee pot (regular & Keurig), crock pot, hair dryer, iron, alarm clock, charcoal grill and basic grilling utensils.  We also have a small library of DVDs, CDs, board games, puzzles and books.

We provide a STARTER supply pack that includes:

  • Hand soap
  • Toilet paper (2 rolls per bathroom)
  • Paper towels (1 roll)
  • Trash can liners (2 per trash can)
  • Dishwashing detergent (trial size)
  • Dishwasher detergent (trial size)

What do I need to bring?

  • Shampoo/conditioner
  • Cookware/utensils for large meals or specialty cooking
  • Food/snacks/spices/condiments/sweetener
  • Aluminum foil/plastic wrap/food storage bags
  • Coffee/filters
  • Toys/games
  • Charcoal

Can we get to your cottage if it snows?

Asbury Cottages are located in Pigeon Forge city limits 1/4 mile from Traffic Light #1 and within sight of the Parkway. There are no steep mountains or curvy roads to get to the cottage.  As long as the Parkway is passable, you should have no problem getting to the cottage.  We do not issue refunds due to poor road conditions or weather-related events.

Please keep in mind that road conditions in the city of Pigeon Forge are not indicative of road conditions in the mountains.  If you are planning a day trip into the mountains, be sure to check road conditions for your destination before you head out.
