  • How do I book a reservation?

    It's easy, just click on "Check Availability & Book Online". You'll be taken to a safe & secure online reservation service. Enter your desired dates and click on "book now". You'll be asked to fill out your contact and payment information and to electronically sign the rental rules and agreement. We're also happy to walk you through the process and answer any questions, just email us or call us at 512.507.9065.

  • How and when is payment processed?

    Once we receive your reservation request we'll process payment according to your check-in date.

    • For reservations made LESS THAN 30 days before check-in date, 100% of the rental rate + security deposit is due.
    • For reservations made MORE THAN 30 days before check-in date, 50% of the rental rate + security deposit is due upon booking and the balance is due 30 days prior to check-in.
    • A special payment schedule may apply for guests staying over 30 days.

    Once payment has been made in full, the lock box code and directions to the home will be released.

  • What is occupancy tax?

    All hotel, B&B, and vacation rentals are subject to 15% occupancy tax, except for stays over 30 days.

  • Why do I have to pay in full before my check-in date?

    If you've never stayed in a vacation rental this may be a foreign concept but it's a common practice for vacation rentals. Once we accept your booking we block out those dates and turn down inquiries from all other travelers who may want to book the same dates. If you change your mind on a whim, we're left with empty handed because we've turned down all of those prospects. When will I receive my security deposit refund? It is fully refundable within (14) days of departure, provided the following provisions are met. a. No damage is done to unit or its contents beyond normal wear and tear. b. No charges are incurred due to contraband or collection of rents or services rendered during the stay. c. All debris, rubbish, and discards are placed in the trashcan and soiled dishes are placed in the dishwasher. d. The lock box key is in place. e. Extra keys are left on the kitchen counter. f. All windows and doors are left locked. g. The thermostat is set according to check-out procedures. h. No linens are lost or damaged. i. No artwork is lost, stolen, or damaged. j. No early check-in or late check-out unless agreed upon. k. The renter is not evicted by the owner (or representative of the owner), or by the local law enforcement.

  • What is your cancellation policy??

    Cancellations or changes that result in a shortened stay, made: > 60 days prior to arrival date = 95% refund of advance payments > 30 days prior to arrival date = 50% refund of advance payments < 30 days prior to arrival date = 0% refund of advance payments Cancellation or early departure does not warrant any refund of rent or deposit. If you're concerned that your travel plans may change, you may choose to purchase travel insurance separately.

  • What's the check- in / check-out time?

    Check-in time is after 3 P.M. CST and Check-out is by 11 A.M. CST

  • Is smoking allowed?

    No. All of our guest homes are non-smoking. If there is evidence of smoking during a guest stay there will be an automatic $250 cleaning fee assessed.

  • Do you rent long term?

    Yes, we do and have many guests who enjoy staying for an extended stay. 30+ days are not subject to occupancy tax.

  • Are housekeeping services available?

    Every home is cleaned prior to your arrival. Further housekeeping services during your stay can be provided for an additional fee. Payment for the additional service would need to be arranged separately.

  • Is there a parking space at the guest homes?

    Yes, each of our guest homes has a covered parking spot for one car in the parking garage (lofts only) and there is also room for one car on the street (free) in front of the guest home. We ask that you respect the neighbors and avoid parking in front of their homes.

  • What is the neighborhood like?

    All our properties are located in friendly neighborhoods with excellent walking opportunities.

  • Do you allow pets?

    Look for the paw print for rentals that always allow pets. If you don't see the paw print you can enquire and we will let you know if pets may be allowed under certain circumstances.

    Our maps show general location of each vacation home, however for property security the exact address will only be provided upon reservation confirmation.
