Our Blue Heaven is a beautifully appointed beach home that offers everything you need for a perfect beach getaway. This home has a large private pool for our guests to enjoy and is conveniently located less than a 5 minute walk to the Blue Mountain Beach access! This home has been outfitted with luxurious furnishings throughout, has a fully-stocked kitchen, plenty of seating, WiFi throughout the home, and comfortable spacious bedrooms. In addition, there are complimentary bikes for guests' use!

Our Blue Heaven has been appointed with high-quality furnishings throughout to allow our guests to be indulged in affordable luxury. This home is spacious enough to allow guests to congregate together or find their own spot for some alone time. The owners have taken great care to outfit this home with everything a guest would need to have all the comforts of home. Our Blue Heaven offers you a vacation home where you can relax, feel pampered, and rejuvenate!

Please note: After a guest submits a reservation request and the reservation has been accepted, a 25% deposit to secure the reservation will be run on the credit card submitted with the reservation request. The remaining 75% balance due for the stay will be due 30 days before the guest's arrival date.

You enter a covered porch to an open concept living room/dining room/kitchen. The kitchen is well appointed with regular coffee and a Keurig.  The TV cabinet holds games and puzzles and DVDs.All bathrooms are stocked with towels, beach towels, hair dryer, and boutique starter toiletries. The house has two kings, one queen, and 4 large bunk beds, sleeping 10. There is a kid's area upstairs, with an attached old school Nintendo NES system. the pool and pool deck are spacious, with places to hang towels, pool deck box for you use with pool and beach toys, and outdoor gas grill and shower.  There are pavers on a private path away from the back of the pool , giving you an easy access 1 block walk to the beach.

TERMS AND CONDITIONS:

CHECK IN/CHECK OUT TIME:
The property will be ready for occupancy at 4:00 PM local time on the beginning date of the lease and must be vacated by 10:00 AM local time on the ending date of the lease. During high season, some units may not be ready by 4 p.m.; your patience is appreciated. If you check out late, you could be subject to losing $100 per hour and will lose entire deposit if over 3 hours late in checking out.

DAMAGE INSURANCE: Damage insurance of $59  is charged for $1,500 of accidental damage to the home, and/or contents. Any damage over and above this will be the responsibility of the guest to reimburse Sand Dollar Vacations, LLC, either by credit card charge or acceptance of bill when repairs are made. This damage insurance does not cover for PETS, EXCESSIVE CLEANING FEES, OR SMOKING. 

THIS IS A NON-SMOKING UNIT:
If this property has been found to be smoked in a $500 penalty will be charged to the credit card on file.

PROPERTY MANAGEMENT RULES:    Any damage noticed upon arrival should be reported to the property manager immediately. Any damage that may occur during your stay needs to be communicated in order to qualify for the damage insurance. If damage is not reported, you may be charged for the total cost of the repair. All general maintenance should also be reported so the home can be kept in good repair.
a) No damage is done to the home or its content including the linens.
b) No items are missing upon the inventory check.
c) All debris, garbage and discards are placed in proper containers. Garbage must be placed in the trash bin enclosures before departure.
d) All soiled dishes are placed in the dishwasher.
e) There was no exceeding the maximum occupancy of the unit.
f) There was no smoking or evidence of smoking.
g) Unit is left in neat condition.
h) There were no violations of the Community Rules or these Terms and Conditions, including but not limited to the “No Pets” rule.
i) If the maids deem the condition of the house unacceptable, you will be charged an additional cleaning fee that will guest's responsibility for payment, either through credit card charge or separate bill. Please leave the house tidy upon departure. Treat this home as if it is your own.

PAYMENT STRUCTURE FOR RESERVATION:
Half of the balance is due at the time of booking. All other amounts are due 60 days before you arrive. If you are booking this within 60 days of arrival, the total amount is due at time of booking.

SEVERE WEATHER; EARLY DEPARTURES: We do not refund rents or deposits lost due to cancelled or shortened stays because of weather. Early departures due to inclement weather or other reasons will not result in a refund of rent.

HURRICANE AND TROPICAL STORM POLICY: We do not offer any refunds for Hurricanes or Tropical Storms, except when a mandatory or recommended evacuation is ordered for the area where the house is located. In the event of a mandatory or recommended evacuation the guest will be refunded the lodging portion of the booked reservation only minus Airbnb fees and taxes. We highly recommend getting Travel Insurance for your trip. It is up to the Guest to purchase this coverage for their trip. Further information is available on this site. Coverage is available for health and weather related problems. Please call them directly or order online to purchase in your name.

TRAVEL INSURANCE AND HURRICANES: WHAT’S COVERED?
Travel insurance may cover a traveler’s vacation investment if severe weather conditions directly affect their travel arrangements or accommodations. For example, if a traveler is forced to cancel a trip due to a hurricane, travel insurance with trip cancellation can provide a reimbursement for nonrefundable expenses, up to the limit of coverage purchased. If severe weather forces the evacuation of the traveler’s unit, the travel insurance may provide reimbursement for nonrefundable expenses, and additional travel expenses. For losses to be covered, travel insurance must be purchased before a hurricane is forecasted or predicted. Once a storm is named, losses resulting from a hurricane that has been forecasted or predicted on or before the effective date of coverage are excluded. All claims will be evaluated on their own merits at the time of adjudication. Travel Insurance is available on this site and we highly recommend you purchase it.

ABSOLUTELY NO PETS:
No Pets are permitted in rental units or anywhere on the premises under any circumstances, NO EXCEPTIONS. If any evidence of a pet(s) is found in your unit or on the premises, you will be required to vacate immediately with no refund of rent and will be fined $500.00.

TRASH PICK-UP:
Trash MUST be taken in designated trash cans to end of driveway for next day pickup every Sunday & Wednesday evening then returned by end of next day to the appropriate place along the side of home.

COMMUNITY RULES: Guest agrees to abide by rules of the community. These may be posted in the unit or at the community pool or office. These rules may change from time to time. ABSOLUTELY NO fireworks of any kind are permitted on the premises or in the community.

NOISE ORDINANCE: Quiet time for all properties is 10:00 p.m. until 7:00 a.m. in conjunction with Florida county ordinances. Please be considerate of your neighbors. Radios, stereos, and all other musical or entertainment devices will be played in compliance with the decibel level. The decibel levels cannot exceed fifty (50) decibels between the hours of 10:00 p.m. and 7:00 a.m. outdoors. Music played inside may not be heard outside of the property with the doors and windows closed. At 10:00 p.m. all guests not staying at the property need to depart the premises.

WEDDINGS/EVENTS:
All weddings and/or events must be pre-approved by Sand Dollar Vacation Properties, LLC. A $500 event fee will be assessed for any weddings or events. All events must meet local restrictions, HOA rules and follow noise restrictions. The guests are responsible for any permits necessary for beach weddings. Absolutely no more than 15 persons permitted to be on the property at any time. Non-compliance of these rules and regulations may result in immediate eviction with no return of any and all payments made. Sand Dollar Vacation Properties, LLC can provide a list of venues that will allow larger gatherings.

MINIMUM STAY: This home has a 3-night minimum stay during off-season and a 7-night minimum stay during peak-season. If you have a question about a longer stay please contact your host, Linda, directly.

INCLUSIVE FEES:
Rates include a one-time linen setup and cleaning service at the time of departure. There is NO DAILY MAID SERVICE. Guests will need to provide their own paper items and cleaning supplies. An initial set up of trash liners and toiletries is provided. Extra items needed are the responsibility of the guest. (i.e., bring your toothpaste, laundry detergent, soap, beach towels, extra toilet paper etc.).

UTILITIES:
The landlord will provide water, heat, electric, trash removal, and WiFi.

RESTRICTIONS:
NO trailers, boats, jet skis, golf carts, RV's or Buses are allowed on the premises or in the neighborhood at any time.

POOL POLICY:
Diving or jumping into the pool may result in head, neck or spinal injuries. NO DIVING OR GLASS IS ALLOWED IN OR AROUND THE POOL. The renter accepts all risk of the pool and specifically agrees that no minor will swim unaccompanied by an adult. Community or condominium pools or hot tubs are not controlled or maintained by Sand Dollar Vacation Properties, LLC, and/or the Homeowner and as such they cannot be held responsible for any inconvenience resulting from the pool or hot tub. Pools have electrical/mechanical components. These components can sometimes malfunction. Sand Dollar Vacation Properties, LLC, its Vendors, and/or the Homeowner cannot be held responsible for any malfunctioning pool. Please inform us as soon as possible if your pool is not working properly. No compensation will be given for a malfunctioning components of either private or community pool. Sand Dollar Vacation Properties, LLC will do everything in its power to rectify any problems with malfunctioning equipment as quickly as possible. 

PLEASE NOTE: The private pool at Our Blue Heaven is heated using a heat pump system. During cooler months we strive to keep the pool temperature at around 84F to 86F degrees. However, during periods of time when the daytime or nighttime temperatures drop to 50F degrees or below, the pool will take significantly longer to heat and may not be able to reach a temperature above 74F degrees. Guest understands and agrees to the potential limitation of the pool heating during colder periods in the season. GUEST AGREES THAT HE/SHE WILL NOT CHANGE THE TEMPERATURE OF THE POOL UNLESS GIVEN EXPRESS PERMISSION BY THE HOMEOWNER TO DO SO.


BIKE LIABILITY WAIVER & DAMAGE ADDENDUM:
The following terms apply to the use of any complimentary bicycles and related biking equipment provided at one of Sand Dollar Vacation Properties, LLC:

1.The person responsible for renting through Sand Dollar Vacation Properties, LLC (who executes this Rental Agreement) (hereinafter "Operator") assumes complete liability for the care of and use of any complimentary bicycles provided during their stay, and assumes full liability and responsibility for ensuring adherence to the rules and safety information provided herein.
2. Operator expressly acknowledges and agrees that operating a bicycle involves the risk of serious bodily injury or death, and/or property damage and hereby assumes such risk knowingly and voluntarily.
3.In consideration of being permitted to ride the bicycles provided, Operator does for themselves, their guests, their heirs, executors, administrators and assigns, hereby release and forever discharge Sand Dollar Vacation Properties, LLC, and its owners, agents, employees and assigns, as well as the OWNERS of the rental property, their heirs, and their assigns, from any and every claim, demand, action or right of action of whatever kind or nature, either in law or in equity, arising from or by reason of any bodily injury or personal injuries, known or unknown, death or property damage resulting, or to result, from any accident that may occur and any activities in the operation of the bicycles whether by negligence or otherwise that result in injury or damage.
4. Operator also hereby indemnifies and holds harmless Sand Dollar Vacation Properties, LLC, its owners, agents, employees, and assigns, as well as the OWNERS of the rental property, their heirs, and their assigns, from and against any claims or suits made or filed by anyone who rides the bicycles provided to Operator through this Rental Agreement.
5. Rules of the road apply when bicycles are being ridden. Guests will obey all local, state and federal regulations regarding the operation of this equipment on public traffic ways, parking lots, and in public areas, including but not limited to:
a. A bicycle rider or passenger (including a child who is riding in a trailer or semitrailer
attached to a bicycle) who is under 16 years of age must wear a bicycle helmet that is
properly fitted and is fastened securely upon the passenger's head.
b. Children under 4 years of age, or who weigh 40 pounds or less, must be in a seat or
carrier that is designed to carry a child of that age or size and that secures and
protects the child from the moving parts of the bicycle.
c. A bicycle rider may not allow a passenger to remain in a child seat or carrier on a
bicycle when the rider is not in immediate control of the bicycle.
d. Please always ride in the lane marked for bicycle use if one is available.
e. Because the bicycles provided are not equipped with the statutorily required
lighting sufficient to allow riding in the dark, no riding between sunset and sunrise is
permitted.
6. Parent and guardians are responsible for ensuring that your minor children are in compliance with these safety guidelines.
7. Operator agrees to properly secure the bicycles at all times to avoid theft, damage or unauthorized use. This includes ensuring that all bikes are locked and properly secured when they are ridden to another location. Every bike should come with a lock. In the event you don't have sufficient locks to secure the bikes, please let us know immediately. If bikes are left unsecured in any location and stolen or misplaced during your stay, your credit card or checking account on file will be charged for the replacement cost of the bike.
8. Operator agrees that the bicycles will only be left at his/her rental property overnight and not at any other locations.
9. THE BIKES ARE CONSIDERED A COURTESY. IF NOT IN WORKING ORDER, YOU WILL BE RESPONSIBLE FOR PROVIDING YOUR OWN BIKES.
10. With your acceptance of this Rental Agreement and its incorporated Addendum, you consent that you have read, understand, and agree to this Bike Liability Waiver and Damage Addendum. You are also stating that you, your family, your guests, or anyone that utilizes the bicycles from your reserved rental property has read, understands, and agrees to this Addendum and holds Sand Dollar Vacation Properties, LLC, and/or the owner of the rental property where you are staying completely harmless and free of any and all liability that may arise from use of the bicycles as provided above.

ACCOMMODATIONS:
Three Kings and 2 sets of Twin Bunk Beds with one set of linens are provided for each bed. The beds will sleep 10 (Ten) total. Each bathroom is supplied with sufficient amount of bath towels, hand towels, and washcloths for 10 (Ten) persons. Eight (8) Beach Towels will be provided. GUEST SUPPLIES EXTRA TOWELS AND LINENS FOR BEACH AND POOL USE.

MAXIMUM NUMBER OF OCCUPANTS:
The house is to be occupied by no more than 10 (Ten) persons at a maximum at any given time during stay. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. No chaperoned groups. VIOLATION OF THIS PROVISION SUBJECTS GUEST TO SIGNIFICANT PENALTIES WHICH ARE NECESSARY TO PROTECT THE LESSOR BECAUSE OF THE FACT THAT THIS LEASE IS A SHORT TERM SEASONAL VACATION RENTAL. One guardian is required for every 4 singles under the age of 25. Guardians must be present at check-in.

FALSIFIED RESERVATIONS:
Any reservation obtained under false pretense will be subject to forfeiture of the Security Deposit and any rental money paid, and the party will not be permitted to check-in.

GUEST RESTRICTIONS:
GUEST assures the LESSOR that the tenants will observe all Terms and Conditions of this lease as to maintaining the premises in good order and appearance and will conduct themselves in a manner inoffensive to neighbors. GUEST assures the LESSOR that any tenant who violates any of the terms of this Lease shall be immediately denied occupancy and shall remedy any damages or other expenses, which are caused by the tenant and/or the tenant's guest(s).

GUEST understands that the use of illegal drugs or underage drinking by the tenant or anyone else occupying or visiting the premises is strictly prohibited. If there is any evidence of illegal drug use in the unit or on the premises, you will be required to vacate immediately with no refund of rent or the Security Deposit.

GUEST and/or their guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordinance, nor commit waste or nuisance on or about the premises.

GUEST agrees that during the term of this lease and such further time as he/she occupies the premises, he/she will keep the leased premises clean and free of trash, garbage, and other waste; and keep all furnishings, art/décor, flooring, appliances, windows and doors, window treatments, plumbing and other equipment, contents and fixtures in the same condition as at the beginning of the lease, reasonable wear and tear excepted.

GUEST agrees to indemnify and hold LESSOR harmless from all liability, loss or damage arising from: 1. Any injury, nuisance or harm suffered on the leased premises or in the community by the GUEST, tenants, or any other persons entering, occupying, or visiting the leased premises; or 2. Any carelessness, neglect, or improper conduct of the GUEST or any other persons entering, occupying or visiting the leased premises. “LESSOR” includes the owners of the property and Sand Dollar Vacation Properties, LLC.

GUEST agrees that he/she shall not paint or make alterations to the property, including changing existing locks or adding new ones. Upon not less than 24 hours’ notice, GUEST shall make available to LESSOR or his agent for the premises of entering to make necessary or convenient repairs and to show the premises to prospective tenants. In an emergency, LESSOR or his agent may enter the premises at any time without securing prior permission from GUEST.

GUEST may not let, sublet or assign this lease for all or any part of the premises without prior written consent of the LESSOR. If GUEST abandons or vacates the premises, LESSOR may at his option terminate this lease, enter the premises, and remove all property. Either party may terminate this lease in the event of a violation of any provision of this lease by the other party in the manner and as provided by law.

GUEST assumes full responsibility for fulfilling the terms of the lease for the period stated and assures the LESSOR full recourse for the payment of any amount outstanding from the total amount due in accord with the terms as stated above including any outstanding or unpaid charges that are the responsibility of the GUEST. In the event of cancellation of this contract, refund of the any rent or deposits will be made only to the extent that a tenant can be found to occupy the vacated time reserved under this contract at the same (or higher) rate.

PENALTY FOR VIOLATING MAXIMUM OCCUPANCY PROVISION:
VIOLATION OF THE MAXIMUM OCCUPANCY PROVISION CAN RESULT IN DAMAGE TO THE PROPERTY AND OVERUSE OF UTILITIES, INCLUDING PROBLEMS RELATED TO OVERUSE OF THE SEWER.THEREFORE, IN THE EVENT GUEST ALLOWS THE PREMISES TO BE OCCUPIED BY MORE THAN TEN (10) PERSONS, GUEST SHALL BE RESPONSIBLE TO PAY LESSOR.THE SUM OF ONE-HUNDRED DOLLARS ($100.00) PER PERSON IN EXCESS OF TEN PERSONS PER DAY FOR EACH DAY THE GUEST ALLOWS THE PREMISES TO BE OCCUPIED BY MORE THAN TEN (10) PERSONS.

CANCELLATION POLICY:
Cancellation or changes of reservations with advance payments that are made more than (60) days prior to the check-in date will forfeit a minimum charge of 3.0% percent of total booking cost. Cancellations that are made within (60) days of the check in date and up to (7) days prior to check in date will forfeit 50% of lodging fee. All lodging fees will be forfeited under (7) days prior to check in. Any changes that are made more than (60) days prior to the check-in date will not be penalized. Any changes made within (14) days of the check-in date that result in a shortened stay, change of dates, change of location or unit, may result in loss of entire advance payment. Cancellations and early departures due to inclement weather do not warrant any refund of rent. If we are able to secure a new reservation in place of the cancellation/change, we will issue a partial or full refund to the cancelling guest based on the new reservation booking fee. Please note: Guests are required to pay all Airbnb service fees for any cancellations as dictated by the Airbnb cancellation policy.

Only 1 King Bed is on 1st floor. Must climb one flight of stairs to 2nd floor bedrooms. Security Deposit - if you damage the home, you may be charged up to $500.
Absolutely NO boats, jet skis, trailers, buses, RVs or campers allowed at any time.
We rent to persons 25 years or older. No Parties or Events allowed.

Absolutely NO smoking or pets are allowed on the property.

Our Blue Heaven is located in the heart of Blue Mountain Beach in the Lakeside neighborhood. From this home you have a short walk to the Blue Mountain Beach Public Access where you will enjoy sugar sand beaches and emerald green waters! In addition, this home is conveniently located near many restaurants and shopping along west 30A.
